Astrea secures planning consent at 72 Welbeck Street

Astrea has secured a third planning consent since the start of the year as they continue to actively manage their Central London portfolio.

The BGY-designed refurbishment of 72 Welbeck Street, Marylebone will deliver 36,000 sq ft of new Grade A office space and will be available to let from Q2 2022. The building arrival experience will be significantly improved, with a brand new reception and separate commuter entrance leading to state of the art end-of-trip facilities. The common areas will be comprehensively overhauled and a new 3,000 sq ft fully landscaped communal roof terrace will provide west-facing views over Central London.

The building is located just a stone’s throw from Bond Street station and forms the northern half of an island site alongside the former Welbeck Street Car Park, which is currently being redeveloped as a new 205 bedroom five star hotel.

Peter Pulford, Head of Development at Astrea said “This project will completely transform 72 Welbeck Street, providing 18,000 sq ft floor plates and building amenity of the highest quality, right next to a major new Crossrail hub and on the doorstep of Marylebone Village.”

Giles Easter, Chief Executive of Astrea said “The refurbishment of 72 Welbeck Street represents another Astrea scheme characterised by the very highest quality of accommodation and location. Securing planning permission for a third prime Central London project in the space of a few months is a fantastic achievement for the team and we are now entirely focussed on delivering these schemes to market.”

Edward Charles and CBRE have been jointly instructed as leasing agents for the scheme.

Astrea is responsible for managing a significant portfolio of UK real estate assets which includes the Berkeley Square Estate.
